Crane Data Centers Inc. (“Crane”) is seeking a Program Manager, Real Estate. In this role, you will support Crane’s real estate strategy by sourcing new opportunities, analyzing the suitability of data center sites, and managing land acquisitions by working with external stakeholders such as landowners, communities, and utility providers. This role will also facilitate the negotiation of land purchases through the drafting and execution of purchase and sale agreements, and lead completion of key site due diligence and predevelopment activities. As Crane’s Program Manager, Real Estate, you will work with Crane’s team of experts to develop and manage the acquisition of Crane’s next data center site.
Key Responsibilities
- Support management of Crane’s site acquisition pipeline for data center development projects across multiple geographies
- Program manage land development and acquisition tasks, including site due diligence, zoning, surveying, and land use entitlements
- Represent Crane and its projects to external stakeholders, including elected officials, AHJ staff, utilities boards and organizations, and economic development stakeholders
- Develop and maintain a strong network of local, regional, and national contacts in support of achieving Crane’s real estate acquisition and land development goals
- Execute and manage real estate acquisition agreements (e.g. LOIs and PSAs), and draft project memos and execution plans
- Support creation of and execute company best practices and processes for effective and efficient site acquisition and development workstreams
- Develop strong cross-functional relationships with Crane team to ensure a transparent and proactive approach throughout the project origination and development phases
- You will work with the leadership team to help carry out Crane’s site acquisition and development strategy
- Cross-functionally communicate regular status reports for each project to Crane’s leadership team (i.e. risks, timeline, and budget)
- You will perform market research based on your discussions with landowners, municipalities, utilities, and other parties, and you will communicate your findings and recommendations for site acquisition strategies to Crane’s leadership team
- You will maintain the highest level of professionalism and personal integrity in making decisions, and embody, demonstrate, and live out Crane’s company values

Required Qualifications
- 5 years of experience in commercial land acquisition and real estate development, preferably in the data center industry
- Proven track record of real estate development, including project management or support of due diligence and entitlements on multiple sites, and an understanding of cost, timeline, and contracts for large land transactions and development projects
- Understanding of site development milestones, land use and zoning approvals
- Comfort working with and developing strong relationships with external stakeholders such as sellers, economic development contacts (municipal, county, state, and NGOs), utilities providers and SMEs / consultants
- Experience using Google and Microsoft software, GIS platforms and project management best practices
- Strong analytical, critical thinking, and problem-solving skills
- Experience establishing trusted relationships and leading projects across a wide range of time zones and geographic locations
Preferred Qualifications
- 3 - 5 years of experience working for or with large-scale, hyperscale, or enterprise data center owners, developers, and operators with an understanding of their site requirements
- Familiarity and experience building hyperscale (100+ MW) data center developments
- Experience drafting, editing and negotiating real estate acquisition agreements, including LOIs and PSAs
- Experience negotiating other agreements critical to data center operation (e.g., water, power, sewer, incentives and development agreements)
- Experience using real estate evaluation software
Travel Requirements
- Potential to travel up to 25-50% with flexibility to travel on short notice
